METROPOLITAN SQUARE'S POTENTIAL

There has been a significant increase of foreign interest for the Metropolitan Square, a mixed development in Damansara Perdana, writes Yap Yew Jin of propertyplus@thesundaily.com. The company senior manager Preetie Boler said that the company's properties are attracting buyers from Korea, Singapore, Japan and Europe. At present they make-up about 30% to 35%  of the buyers  for its condominium units at Metropolitan Square, attracted by its reasonable prices and easy access to a wide variety of commercial facilities, including major shopping centres, private and international schools, hotels and medical institutions. The area is also connected to several major highways including the Penchala Link, Damansara Puchong Highway, North Klang Valley Express and the North South Highway.

The built-up area for its 300 condominiums range from 975 square feet to 1,259 square feet, priced at from RM375.000 onwards, while the serviced apartments are priced at between RM178,000 and RM425,000. Boler said that Metropolitan Square Damansara Perdana has good potenial for capital appreciation as property prices are much lower when compared to the nearby townships such as Mont Kiara, Bungsar, Damansara Heights and Taman Tun Dr. Ismail. Based on the company’s records, the capital appreciation for the units are expected to be around 20%  to 30%.

In conjunction with the Chinese New Year celebrations, the developer is having an ongoing sales campaign until the end of the month. Purchases of the condominium units are eligible for a RM10,000 discount, a free 32 inch LCD television and free sales and purchase agreement, while buyers for the service apartments are given a RM5,000 discount and free sale and purchase agreement
