UTUSAN SENI SEMI-DEES ATTRACTS UPGRADERS IN USJ

 

Utusan Seni's maiden foray into property development, Res Trees , have attracted homeowners looking to upgrade in the Subang Jaya area, writes Yeong Ee-Wah in propertyplus. Its first two phase, comprising of fifty-six  semi-dees in total, have all been taken up, while nineteen of the forty-eight newly launched phase three have been sold out. Executive director of Utusan Seni, Norhashimah bti Hashim said that 90% of the buyers were from USJ and a few from SS19 Subang Jaya and Shah Alam.

Phase 1 of  Res Trees offers two and a half storey semi-dees on 3,600 square feet of land was sold at RM1.3 million  each. Phase 2 and 3 semi-dees with built-up of 3,800 square feet were priced at RM1,533,800.00 and RM1,688,800.00 respectively. Utusan Seni will be launching 10 units of 3-storey bungalows in June this year, priced at RM3.8 million will have built-ups from 7,000 square feet and comes with a swimming pool each.

Construction of phase 1 started in August 2007 and is expected to be completed in September 2008. Piling works for phase 2 have already been started while the piling works for phase 3 and the bungalow units would commence shortly. The entire project is expected to be cmpleted at the end of 2009. 

The entire project is on 15 acres of leasehold land and is completely gated and guarded with perimeter fencing, emergency alarm system and 24 hour guard patrol. The homes would be divided by green landscaping instead of the usual wire fencing. Maintenance fee of RM280.00 per month includes security and landscaping maintenance.
