OSK property together with Permodalan Negeri Selangor Bhd. (PNSB) is to launch a joint venture project in Sungai Buloh, writes Yeong Ee-Wah of propertyplus. The joint venture project, Sutera Damansara, occupies 80 acres of the 100 acres of leasehold land that it holds in Sungai Buloh and has a gross development value of RM400 million. The first phase of the project, Sutera Ria, comprises of 431 units of 2-storey linked houses with built-ups of 2,305 square feet priced at RM438,000. Senior Sales and Marketing manager of the project, Stanley Wong said that the company would create a garden concept for the project with a green environment featuring a linear park with ponds, gazebos and jogging parts with extensive landscaping to create a tropical feeling. Since its soft launch in early March, more than 200 units have been taken up. Piling works on the first phase have already started and the project is expected to be completed within 18 to 20 months. The official launch fo the project would be done soon.
The next phase would comprise of 40 feet by 80 feet semi-dees and 24 feet by 80 feet superlink homes targeted to be launch at the end of the year. Development plans for the remaining 20 acres have yet to be done. OSK property has plans for the development of a high rise luxury condominium within the KLCC area in Jalan Yap Kuan Seng. Although the development plans for the project have already been submitted for approval, the gross development value is yet to be finalised.
OSK property's other projects include Mont' Jade, a series of hillside bungalows in Seremban and Seramban 3, a freehold township where it recently launched 36 units of single storey shoplots. OSK property's flagship project, the 2,500 acre township Bandar Puteri Jaya in Sungei Petani, Kedah is approximately 50% completed
